HOSPITALITY X at EXPO REAL 2026:
“Which location really needs which concept?”

Three days of discussions at the booth of the state capital, Düsseldorf: At EXPO REAL in Munich (Oct. 5–7, 2026), HOSPITALITY X demonstrated how operations, consulting, and investment work together when reimagining existing properties and neighborhoods.

The Event. What does a location really need?

Munich, Hall B1, Booth B1.210: From October 5 to 7, 2026, HOSPITALITY X partnered for the first time with the state capital of North Rhine-Westphalia, Düsseldorf, at its booth at EXPO REAL.

As the largest trade fair of its kind in Europe, the event, held in seven halls at Messe München, offered the most important networking platform for the European real estate industry.

Over 42,000 participants from 74 countries came to Munich. 1,777 exhibitors from 37 countries presented their solutions in the traditional segments of retail, hotels, logistics, and residential properties.

The key trends were investable infrastructure, decarbonization & ESG, digitalization, and housing construction.

The team—Otto K. Lindner, Tobias S. Oberdieck, Josephine Lindner, and Otto Lindner—brought with them a question that has guided HOSPITALITY X from the initial idea through to day-to-day operations: Which location truly needs which concept?

For HOSPITALITY X, the answer lies in the perfect synergy between the property and its operations. After all, a property’s potential is also determined by how well its concept works in everyday life.

The topic. Cities have specific concerns.

Three key topics shaped the discussions at the booth:

  • Repositioning existing properties: revitalizing established properties, refining the product and concept, and regaining sustainable profitability.
  • Further developing neighborhoods: incorporating operational expertise right from the development phase.
  • Implementing hospitality concepts economically: concepts that work in everyday life and pay off.

Cities in particular approached HOSPITALITY X with specific concerns: Where can the company provide targeted support—“perhaps directly in neighborhood development”?

The answer: The X Method starts exactly there—right from the earliest phases of a project.

The location. The local market became a trade show stage.

There was an obvious reason why HOSPITALITY X appeared at the Düsseldorf booth in Munich: The company is based in Düsseldorf, where it operates its premium project, The Zipper Hotel & Apartments, featuring 168 serviced apartments, as well as Zipper Parking, with over 450 parking spaces.

Düsseldorf is thus an attractive location for two of HOSPITALITY X’s eight assets. So it was only natural that the company’s home market would also serve as its stage at the trade show.

Otto K. Lindner, co-founder and co-managing director of HOSPITALITY X: “We are proud to be a partner of the state capital of Düsseldorf here at Expo Real.” Both sides confirmed their desire for a lasting partnership at the trade show.

Five key points. "We don't just tell stories—we back them up."

What HOSPITALITY X represented in Munich can be summarized in five key points.

  1. Operations, consulting, and investment go hand in hand.

Operations are one thing, then comes consulting, and finally, as the newest component, investment: that’s how the team describes the logic. HOSPITALITY X is an operator, consultant, and investor all in one. “Ultimately, we view investment and operations as directly intertwined,” says Tobias S. Oberdieck.

  2. The concept is tailored to the location.

There is no one-size-fits-all solution. When converting and revitalizing existing hotels, HOSPITALITY X repositions established properties, refines their product and concept, and guides them back to sustainable profitability—with operational responsibility rather than mere recommendations on paper.

  3. Operational expertise comes first.

The proprietary X-Method breaks projects down into four steps: Define. Design. Deliver. Drive. It spans everything from positioning through product and implementation to measurable operational impact.

  4. Capital requires an understanding of operations.

With HOSPITALITY X Invest, a capital partner for development and equity investment is an integral part of the brand. The guiding principle is “skin in the game”: taking responsibility where it arises—namely, in day-to-day operations. Josephine Lindner: “Capital is most effective when it understands the business. That is exactly what HOSPITALITY X Invest stands for.”

  5. Results speak louder than promises.

Approximately 70 million euros in revenue under management and more than 1,000 rooms: The portfolio speaks for the method. Otto K. Lindner: “We don’t just talk—we prove it. With properties we manage ourselves and a method that was developed within our own operations.”

The brand identity. "As thoroughly digital as our buildings."

Alongside its booth presentation, HOSPITALITY X unveiled its refined brand identity and new website, hospitalityx.de, for the first time.

Both highlight the model’s three pillars: operators, consultants, and investors. The tagline sums up the company’s mission: “Entrepreneurial Hospitality. Delivered.”

In Munich, the website was used as a company presentation in the browser, on tablets, and during meetings. Tobias S. Oberdieck: “The website is more than just a showcase. We open it during meetings and use it to present ourselves—just as consistently digital as our properties.”

The Impact.

The Munich-based conclusion to the central question “What does a location really need?” consists of three answers, depending on the role of the recipient:

  • Operators receive repeatable processes and systems that prove their worth in day-to-day operations, developed in-house.
  • Owners find a partner who repositions existing properties and assumes operational responsibility for them.
  • With HOSPITALITY X Invest, investors gain a capital partner who understands the business.
