Düsseldorf's most high-tech parking garage: HOSPITALITY X takes over the Zipper parking garage.

License plate recognition instead of paper tickets, package lockers instead of vacant spaces: HOSPITALITY X has taken over the parking garage right next to The Zipper and transformed it into a digitally managed mobility and service asset.

Guest Journey. How "digital" can a parking garage be?

A parking garage is usually the most unspectacular building in the city. HOSPITALITY X saw things differently—and took over the existing parking garage right next to The Zipper as both tenant and operator.

Today, with more than 450 parking spaces spread across 14 floors, it is Düsseldorf’s most digitally advanced parking garage and an integral part of the hotel’s guest journey.

Drive in, park, and go—no ticket needed.

At the heart of the modernization is a digital license plate recognition (LPR) system: Entry is contactless, billing is fully automated, and reporting is digital. Paper tickets, lines at payment kiosks, and manual processes are a thing of the past.

For hotel guests, parking is seamlessly integrated into Zipper’s digital guest experience—from check-in via smartphone to billing based on the license plate.

The Impact.

  • Mobility Asset

A parking garage as a service-oriented mobility asset rather than mere infrastructure.

  • DHL/Deutsche Bahn Pickup Station

Integration of a DHL/Deutsche Bahn pickup station—an ecosystem rather than a standalone service.

  • Direct Interlocking

Direct operational integration with The Zipper, Europe's most digital hotel and apartment concept.

Conclusion

This project demonstrates what HOSPITALITY X can achieve at the intersection of owners, operators, and event venues: creating structures, building systems, and transforming volatile demand into an integrated, economically viable model.
